Preparing a Home for a Photo Shoot

General 

o Minimal is the key word for all area preparations

  • · Fewer visible items aid in providing a clean and organized appearance
  • · Reduce personal items (buyers want to visualize the house as their home) 

o The more light, the better

  • · Ensure all lights function
  • · Open all windows treatments to allow daylight inside
  • · Leave blinds down and turn blades to a full open position

o Remove clutter and clean inside and out

o Interior of closets and garages are not photographed (good place to hide items)

Interior 

o Living areas

  • · Remove excess furniture items/accessories
  • · Clear all tables (can have centerpieces)
  • · Dining room tables can have basic settings 

o Bedrooms

  • · Remove excess furniture items/accessories
  • · Clear all night tables and dressers (place excess items in drawers)
  • · Make all beds (neatly with no wrinkles)

o Kitchen

  • · Clear all countertops of small appliances and cooking utensils 
  • · Remove all magnets, photos etc. from refrigerator
  • · Remove soap(s) towels and draining racks
  • · Remove any rugs and/or runners (displays the floor)

o Bathroom

  • · Clear all items from countertops, bathtubs and shower areas
  • · Close toilet lids
  • · Remove toilet brushes, wastebaskets and plungers
  • · Clean mirrors

o Hallways and stairs

  • · Remove any rugs and/or runners (displays the floor)
  • · Remove table stands

Exterior

  • · Ensure no vehicles, boats and/or trailers are around the house
  • · Ensure lawn is mowed or leaves are removed
  • · Ensure roof and gutters have no debris (aerial views will show gutters)
  • · Stow all lawn equipment, trash cans etc.
  • · Remove toys, bicycles or any items that distract from the house and yard
  • · Provide a clean and organized appearance of any outdoor furniture
  • · Remove leaves and vacuum pool if needed
